Abu Dhabi Property: Separate Sales from Mortgages

ADREC's 2025 results distinguish sales and mortgage activity. Preserving that split makes the headline total more informative.

Begin with what the total contains

ADREC's published 2025 results report approximately AED 142 billion in real estate transactions across 42,814 transactions. The release separates about AED 99.4 billion of sales and purchases from about AED 42.7 billion of mortgage activity.

The distinction matters because the combined total is not simply the value of properties sold. Sales and financing describe different forms of market activity. A reader who carries the headline forward without its components can unintentionally change the meaning of the source.

Do not confuse activity with returns

A larger transaction total can reflect more transactions, different property sizes, changes in financing or a different mix of assets. It does not demonstrate the return earned by an owner or the experience of a tenant. Those require property-specific prices, costs and dates.

The same caution applies to transaction counts. A count describes recorded events under the source's definitions, not necessarily a count of distinct new households. Good reporting preserves those definitions rather than filling gaps with an attractive interpretation.

Read international participation carefully

The ADREC release also describes foreign investment and activity in investment zones. Those measures should retain their stated scope. A percentage relating to investment zones should not be presented as the share of every property transaction across the emirate.

For a business evaluating an opportunity, participation data can provide context but cannot establish its own legal eligibility, financing terms or ownership conditions. Those need current verification for the buyer, project and applicable zone.

Use common facts when sources differ

Official pages carrying the 2025 results do not agree on the year-on-year value-growth percentage: the ADREC release says 48 percent, while an Abu Dhabi Media Office release says 44 percent. This article therefore does not select either growth rate. The shared AED 142 billion total and the sales/mortgage split are the useful basis here.

That is a wider lesson for property reporting. When a disagreement cannot be reconciled, disclose it and narrow the claim rather than quietly choosing the more impressive figure. A careful reading of the numbers is more valuable than another record-setting headline, particularly when readers may use it to frame a real investment decision.
